If we feel our company is the best choice for your project, we will propose our Design Service Agreement (DSA) customized to your project. Our goal is to work as a team to shape a project that meets your needs, honors the design and respects your investment goals. This is a process based on three phases to accurately complete design and develop construction documents. An appropriate design fee will be determined to initiate each phase of the DSA.
Phase 1: Existing Conditions & As-Built Documents
- Gather pertinent information of site conditions, digital photography and measurements then generate As-Built Documents. These documents are required to be as accurate as possible for upcoming design work.
Our team fully assesses the existing conditions to ensure we have a thorough understanding of your home – from the mechanical systems present to topography.
Phase 2: Project Design & Options
- Preliminary Design: Team meets to review design options and investment expectations.
- Schematic Design: We generate design options for the project and work together to produce a final concept.
- Priority Selection Options: Review core selection items.
This is a highly collaborative process and, in our opinion, the time when the most critical decisions are made. As design begins, we often see multiple concepts produced, which is a normal part of the design process. Working as a team, we move from multiple concepts to develop and refine a “final” design with the investment range as a guideline.
Phase 3: Construction Documents:
- Construction Plan Set: Generate all required plans. This plan set will be “permit ready” and will include, but not limited to, site, foundation, floorplan, elevations, electrical and preliminary cabinet plans.
- Scope of Work including Priority Selections
Once the final design is set, we firm up and generate the final Construction Documents and detailed Scope of Work, including core priority selections and a more accurate cost estimate. At completion of DSA Phase 3, we will propose a Construction Contract and transition the project to our Production Team.
